Opportunity Home is selling one-story houses starting in the $160s to first-time homebuyers who qualify for the Middle Income Homeownership Program (MIHP), created to help middle-income families purchase a home.

ELIGIBILITY

Middle Income Homeownership Program eligibility requirements:

  • Must be a first-time homebuyer or have not owned a home within the past three years.
  • Must be primary residence/owner occupied.
  • Must attend an Opportunity Home approved homebuyer class, with proof of certification.
  • Must be approved through a mortgage lender for a Federal Housing Administration (FHA), Veterans Affairs (VA), or Conventional mortgage loan.
  • Homes are subject to a 10-year appreciation recapture provision.
  • Household incomes must be at or below 80% of AMI.
  • Must be a resident of Bexar County, Texas.

What are the eligibility requirements for the MIH Program?

Middle Income Homeownership Program (MIHP) Eligibility requirements are as follows:

  • Must be a first-time homebuyer or have not owned a home within the past 18 months
  • Must be primary residence/owner occupied
  • Must complete a HUD approved Homebuyer class with proof of certification
  • Must be approved through a mortgage lender for a Federal Housing Administration (FHA), Veterans Affairs (VA), or Conventional mortgage loan
  • Homes are subject to a 10-year appreciation recapture provision
  • Households incomes must be at or below annual HUD Income Limits for 2025 of 60–80% AMI or below.
  • Must be a resident of Bexar County, Texas
How can I apply?

How soon should I begin the application process?

Our homes must be listed for 30 days before we can accept offers. You may begin submitting offers on December 1, 2024.

Should I get pre-qualified first?

Yes. All interested parties should work with a lender to determine if they are pre-approval for a mortgage loan.  

Are there Homebuyer Classes available to me?

Yes, please see the approved classes above.

Is there a list of preferred lenders that Opportunity Home recommends?

While Opportunity Home cannot steer you to any one particular lender, we encourage potential homebuyers to search options to determine which lenders have programs for first-time buyers.

Can I use my own banks’ mortgage department?

Potential homebuyers are welcomed to use their own bank’s mortgage department if feasible.

Does Opportunity Home have a selected real estate company and title company?

What is the affordability period and the goal of the homeownership program?

The affordability period is 20 years. The goal of the program is to help middle-income families purchase a home. A total of 25 Affordable Homes will be constructed with (5) in Villas de Fortuna, (11) in Palm Lake and (9) in Sunflower subdivisions to purchase on the Westside of San Antonio. The one-story houses start at $165,000 and go up to $185,000 and are specifically for first-time home buyers who qualify for the Middle Income Homeownership Program under the designated AMI’s listed above for 2025 HUD Income Limits.

What if I already have completed a HUD approved homebuyer class?

We accept certificates one year from the date it was taken if it was taken by one of our approved classes.
